Real Estate Tokenization (RWA)

Tokenizing Real World Assets (RWA) involves representing a physical asset, like an apartment building, as a fixed supply of units (tokens) in a ledger. Each holder owns a fraction of the asset and is entitled to proportional rewards, such as monthly rent.

Architecture

We model each property as its own Ledger with a fixed supply (e.g., 100,000 units representing cm² or shares).

Implementation Flow

Create the Property Ledger

The ledger represents the asset itself. The total units represent 100% of the property.

Sell Fractions (Tokens)

When an investor buys 30% of the property, you transfer 30,000 units from the @world account to the investor's account within that property ledger.

Rent Distribution

When rent is collected (e.g., $10,000 in a USDC Ledger), you distribute it based on the balances found in the Property Ledger.

Advanced Operations

1. Secondary Market (P2P Trading)

Investors don't need to wait for a property sale to exit. They can sell their units to other investors directly within the Property Ledger.

2. Maintenance & Expense Deductions

Before distributing rent, you often need to deduct property taxes or maintenance fees.

By linking the maintenance deduction to the rental pool, you ensure the business expenses are covered before any dividends are paid out.
